The Best Real Estate Agent to Sell My Home is the one whose plan holds up under hard questions. It is not the agent with the biggest price estimate or the loudest ranking. This article follows the order of a seller’s real decisions, from comparing estimates to reading the contract and the Nevada deadlines that follow.
As of September 2026, the single-family median was unchanged year over year, and unsold listings were growing, so the details of your sale matter.
Why Do Three Agents Give Me Three Different Prices?
Interview three agents, and you will likely hear three numbers. A shortlist for the Best Real Estate Agent to Sell My Home works best at three because the spread tells you something. A wide gap can mean the agents read the market differently, or that one is pitching a number to win the listing.
Ask every agent for two numbers: the price they would list at and the price they expect to sell for. Then ask for the sold, pending, and active homes behind each number, adjusting for condition, lot, and features.
Use market statistics as a backdrop only. Las Vegas REALTORS reported a $470,000 median for existing Southern Nevada single-family homes in September 2026. That was down 1.1% from August, unchanged from September 2025, and below the $490,000 record set in May and June.
The same report counted 7,995 single-family homes listed without an offer, up 6.6% from a year earlier. About 75.9% of homes sold within 60 days, up from 72.0%. FOX5 Las Vegas reported the figures on October 6, 2026. They do not capture all builder sales or homes sold by owners, and they cannot price your street.
An estimate far above the others needs evidence, not enthusiasm. An overpriced home can sit unsold while buyers compare it with cheaper homes.
What Should Each Agent Bring to the Listing Appointment?
Treat the appointment like an interview with homework. Tell each agent in advance what to bring, so you compare evidence instead of charm.
- A report from the Multiple Listing Service showing homes the agent personally listed and sold, separate from buyer-side deals and team totals.
- A written pricing recommendation with the comparable homes behind it.
- A marketing plan for your home, including who sees it first and what happens after the MLS entry.
- A sample net-proceeds estimate that subtracts costs from the sale price.
- A blank copy of the listing agreement.
Rank the agents on what they brought, not on what they promised. An agent who cannot produce these items before you sign is asking you to take the plan on faith.
Also confirm the license on the Nevada Real Estate Division’s public lookup, and ask who handles showings, paperwork, and deadlines day to day.
What Will the Agent Do When Something Goes Wrong?
Every sale hits a snag. Have each agent walk through these five situations, then compare how specific the answers are.
| Situation | A strong answer includes | A weak answer sounds like |
| Few showings early in the listing | A dated review of views, showings, and feedback, with a plan to adjust price or presentation | “We will give it more time.” |
| The appraisal comes in low | Which offer terms address the gap before you accept | “That rarely happens.” |
| The buyer’s loan stalls | How they check pre-approval and track loan deadlines before escrow | “Buyers usually close.” |
| Inspection requests a long repair list | How they separate real defects from bargaining, and what you may need to disclose | “Just agree to everything.” |
| Two offers arrive together | How they compare terms, not only price, and keep the other buyer engaged | “Take the highest number.” |
These answers show how an agent thinks. The best ones name steps, dates, and who does what.
Does My Situation Change Who Should Sell My Home?
Yes. Some homes carry extra steps that a general agent may not have handled. Match the agent to your situation.
Selling a Home With Tenants
Find out whether the agent has sold tenant-occupied homes, and share the lease early. Showing schedules, access, and move-out timing all depend on the lease terms. AYS Realty lists property management on its website, so ask how that experience would apply to your tenants.
Selling a Condo or HOA Home
A buyer in an HOA community may cancel until midnight of the fifth calendar day after receiving the resale package (NRS 116.4109). Find out who orders the package and when, because the buyer’s clock starts at receipt. Form 547 also asks about association fees, unpaid assessments, fines, and liens.
Selling a Home With Solar Panels
Form 547 asks whether the panels are owned, leased, or financed. Gather the agreement before listing, and ask the agent how they handle leased or financed systems with buyers.
Selling Before You Buy
Two transactions need matching dates. Confirm how the agent will coordinate your closing with your next purchase, and who covers gaps in timing.
How Do I Compare Offers When the Highest Price Isn’t the Best?
A headline price does not show what you keep or how likely the sale is to close. This hypothetical example uses round numbers and leaves out fees and taxes.
| Term | Offer A | Offer B |
| Price | $500,000 | $510,000 |
| Seller credit | None | $9,000 |
| Financing | Cash | Loan with appraisal contingency |
| Closing timeline | Two weeks | Six weeks |
| Price after credit | $500,000 | $501,000 |
Offer B looks $10,000 higher, but the credit leaves it only $1,000 ahead. Whether that is worth four extra weeks and a loan contingency depends on your plans and risk tolerance. Request a written net estimate for each offer from your agent.
Las Vegas REALTORS counted 23.5% of September 2026 sales as cash, so expect to see cash offers. Buyers may also ask you to cover part of their agent’s fee. NAR says that decision is always yours.
What Am I Signing, and How Do I Leave If It Fails?
Nevada now defines a brokerage agreement as a written contract for agreements entered into on or after October 1, 2025 (AB 258).
| Decision | Your options | Rule to know |
| Service fee | Negotiate it and get it in writing | NAR says compensation is fully negotiable and not set by law. |
| Buyer-agent pay | Offer some, offer none, or weigh requests as they arrive | The choice is yours, and offers cannot be made on an MLS that opted into NAR’s settlement. |
| End date and exclusivity | Check the term, the exclusive scope, and the cancellation clause | An exclusive agency agreement needs a definite, specified, and complete termination and both signatures (NRS 645.320). |
| Your copy | Ask for it at signing | The agent must provide it at signing if possible, or within a reasonable time (NRS 645.300). |
| One agent on both sides | Decline, hire another agent, or ask the broker for a separate licensee | Form 524 requires your written consent, and you are not required to give it. |
If a listing agent underperforms, the cancellation terms control your exit. Get those terms before signing, and request a written release from the broker if you need to leave. Have a Nevada real estate attorney review anything unclear.
What Does Nevada Make Me Disclose, and When Does the Clock Start?
This table summarizes Nevada Revised Statutes Chapter 113 (Legislature text revised April 15, 2026) and NRS 116.4109. It is general information, not legal advice.
| Moment | What the law says | Source |
| Before escrow closes | Complete Form 547 yourself and serve it on the buyer at least 10 days before closing. Your agent may not complete it for you. | NRS 113.130 |
| You send it by mail | Service is complete three days after mailing, or on personal delivery. | NRS 113.110 |
| A new problem appears | Tell the buyer in writing as soon as practicable, and by closing at the latest. The buyer may rescind or close and accept the defect. | NRS 113.130 |
| The form is not served properly | The buyer may rescind before closing. | NRS 113.150 |
| The buyer is told of a defect | A rescission must be written, notarized, and served within 4 working days. | NRS 113.150 |
| Condo or HOA sale | The buyer may cancel through the fifth calendar day after receiving the resale package. | NRS 116.4109 |
| A known defect was not disclosed | The buyer may recover treble repair costs plus court costs and attorney fees. | NRS 113.150 |
You need not disclose a defect you do not know about, and the form is not a warranty (NRS 113.140). A buyer cannot waive the form, and you cannot require a waiver.
Some sales are exempt, including foreclosures and certain first sales of builder-built homes, so ask an attorney whether an exemption applies. Form 547 asks about previous as well as current moisture problems, so repaired issues may still need disclosure.
Why Ask AYS Realty to Be One of the Three?
Luxury homes and high-rise properties are the specialty AYS Realty lists on its website. Nirav Goyal, who leads the firm, also says he grew up in Las Vegas. His work spans residential and commercial real estate for sellers, buyers, investors, and banks, and the firm offers property management as well.
Those details matter for two situations in this guide. High-rise and HOA sales involve association paperwork. Tenant-occupied sales may benefit from the property management services the firm lists, including owner and tenant portals. The firm also takes commercial inquiries through its commercial page.
The website cites more than 20 years of experience. Test that claim the way you would test any other: ask for the listing-appointment items and scenario answers above. Before you call, review the firm’s checklist of what to repair before you list and request a number on its home valuation page. Then compare that number with the other two estimates.
What Else Do Las Vegas Sellers Ask Before Listing?
Do I Have to Disclose a Problem I Don’t Know About?
No. NRS 113.140 says a seller need not disclose a defect the seller is not aware of, and a completed form is not a warranty. Known defects must be disclosed, so answer every question honestly and attach pages if you need more room.
What If I Find a Problem After Accepting an Offer?
A: Tell the buyer in writing as soon as practicable, and by closing at the latest. If you do not repair or replace it, the buyer may rescind or close and accept the defect (NRS 113.130).
Do I Have to Pay the Buyer’s Agent?
Not necessarily. A search for the Best Real Estate Agent to Sell My Home should compare what each fee includes, such as marketing, photography, showings, and who handles paperwork. Put every promised service in the written agreement.
Does Mailing the Disclosure Form Count as Delivery Right Away?
No. Under NRS 113.110, service is complete on personal delivery or three days after mailing, so the mailing days do not count toward your 10 days. Because NRS 113.130 requires the form at least 10 days before closing, mail it at least 13 days before the closing date, and add a buffer if closing could move earlier. Hand delivery starts the 10 days that day.
Is the Southern Nevada Median My Home’s Value?
No. The $470,000 September 2026 median covers existing single-family homes across Southern Nevada. Your home’s value depends on nearby comparable sales, condition, and features, so ask each agent to show them.
Should I Make Repairs Before Listing?
Have each agent name the repairs buyers are likely to notice and what each costs. Repairs do not erase disclosure duties, because Form 547 asks about some previous problems, such as moisture damage, as well as current ones.
What Should I Gather Before My First Listing Appointment?
Bring a folder to every appointment so each agent starts with the same facts. A complete folder also helps you answer Form 547 accurately. Include your mortgage statement and any HOA contact, fee, and assessment details. If the home is rented, add the leases and tenant contact information. Add your solar agreements with the ownership, lease, or financing terms, plus permits and records for past repairs or changes. Finish with notes on any problems you already know about.
The Best Real Estate Agent to Sell My Home will welcome the folder and answer the scenario questions in writing. If you want AYS Realty among your three, call 702-290-6678 or use the contact page to request a listing appointment.
